The dream for a lot of us is a large house in the country with enough land to have our own shoot on. Good news! The Wood Hall Estate, located outside the village of Hilgay in Norfolk, has just come on the market.
Just 30 minutes from Sandringham and 5 miles from Downham Market the Wood Hall Estate has been under the same family’s ownership since 1878.
The Manor House
The Grade II listed principal manor house, Wood Hall, dates from the 16th century. It was built by Henry Hawe in circa 1579 after the lands of Wood Hall were granted to him by King Henry VIII. In 1806 the then owner William Jones employed Humphry Repton (who was often seen as the successor to Capability Brown) to design the parkland.
The house has all of the amenities you might expect: 13 bedrooms, cellar outfitted with wine racks, a wood store as long as 3 car ports, a swimming pool, a stable, games room, etc.. However the most important room in the house has to be the Gun Room on the first floor!
The Wood Hall Estate
To the north west of Wood Hall is the Old Stable Block and Cart Shed. Planning consent has been granted should you wish to convert these into 8 residential units. In addition, there is planning permission for the development of 4 further dwellings at the traditional buildings at Ash Hill, in the southern part of the Estate.
The existing residential portfolio comprises of 7 cottages and farm houses. All of these provide a stable stream of income to the Estate.
The Shoot
“The house sound magnificent, but what about shooting!?” I hear you ask.
For starters, 320.5 acres of productive irrigated arable land surrounds the park. Great for pigeon shooting in the summer months.
But come the winter you will be able to enjoy your very own driven days as a high quality shoot is already established around the topography of the Estate, landscaping of the park and mixed, mature woodland parcels (all of which extend to 127 acres). This is further enhanced by the sporting rights held over an addition 835 acres.
The core of the Estate is free of any third party or public rights of ways.
The whole estate is on the market for £9.35 million or as 12 lots through Savills.
